This recent stable conversion forms part of a private courtyard of old farm buildings. This single storey, brick and pantile building with exposed beams is situated on the owners farm. Wonderful countryside views surround this cottage with a mature 18 hole golf course, fishing and local walks all within 1/2 mile. The cottage has exclusive access to a lawned courtyard with wooden decking, tables, chairs and BBQ.

The famous tower of St Boltophs Church is clearly visible from the cottage as the bustling market town of Boston is only 2 miles away. The town, whose medieval prosperity once challenged London, has some fine historic buildings. The Guildhall Museum - dating from 1450 contains the original cells where the Pilgrim Fathers were imprisoned in 1607. The Maud Foster Windmill - built in 1819 and extensively restored in the 1990s is the tallest working Windmill in England and produces organic flour. It is unusual in having an odd number (five) of sails.

Close by is Lincolnshires Kite Park (1 mile). Within easy driving distance are numerous sandy beaches at Skegness (21 miles), the National Golf Centre and WW2 Bomber Trail at Woodhall Spa (21 miles), Lincolnshires antiques centre in Horncastle (16 miles) and the cathedral City of Lincoln (38 miles).

There are great places to see birds in the area. In winter over a third of a million wildfowl and wading birds flock to Frieston Shore (6 miles). At Frampton Marsh (6 miles) a wide variety of birds can be seen all year round including oystercatchers, skylarks and reed buntings.

There is excellent course fishing to be had in the network of waterways in and around Boston, the nearest being only yards from the cottage. Residents of the cottage will have exclusive access to a beautiful stretch of the Cowbridge drain which has bream, tench, pike and perch to catch. If you don't fancy fishing, a walk alongside the tranquil waterway on a summer evening is hard to beat.

Local amenities include three local pubs and a shop within a mile. Boston Golf course also has a bar and clubhouse and is only a short drive or walk away.

The newly converted barn has a stylish open plan lounge with dining and kitchen area featuring quality fixtures throughout. These include TV, DVD, stereo CD player & radio, phone, internet access, smoke alarm, fridge, deep freezer, electric hob, oven, microwave, dishwasher, washing machine/tumble dryer. This quiet retreat enjoys a unique location, is well equipped and makes an ideal base for exploring the Fens and the Wolds.
